The construction industry has a lot of unique vocabulary, so we thought we’d share some common ones, starting with Punchlist.
Believe it or not, it is not a record of who you may want to give a knuckle sandwich! A punch list is a way to organize and complete all of the remaining items as we approach the end of construction.
Common items you may see listed on a punch list are paint touch ups, cabinet door alignment, or drywall patches. At JS Homes, we make sure to do a punch walk ourselves, as well as with clients. As experts in the industry, we help find little fixes to make sure your home is the quality you deserve.
Zip-tying additional wire, labelling turn-off and switch designations, and personally testing every appliance, light, and plumbing fixture may seem like small details, but we want to do everything we can to ensure a smooth transition into your home.
Another phrase you may hear is Attic Stock.
This refers to extra material left in the home to make future replacements easy. We like to leave an extra box of flooring, each tile, a gallon of each paint, and even extra grout. This ensures that if anything gets damaged years later, you will have extra material from the same batch, and won’t have to worry about changed dye lots or discontinued items.
Finally, common lingo you will hear when referring to Mechanical, Electrical, and Plumbing installations are “Rough-In” and “Trim-Out”.
Rough-in refers to all of the in-wall and between-floor systems that are installed before insulation and drywall. Typically, mechanical rough-in will go first, as their ductwork takes up the most space, followed by plumbing, then electrical.
At JSL we always make sure to coordinate the 3 trades, so that light fixtures can be where they need to be without clashing with ductwork or plumbing systems.
Once rough-ins are complete and walls go up, we eventually get to the “trim out” stage of the schedule.
This is where our 3 MEP trades connect to their in-wall rough-in with lighting fixtures, plumbing fixtures, supply and return vents, and switch plates. These are all of the finishes that you will end up seeing in your beautiful custom home!
