Construction Process

Build New Home

We sit down with you for a face to face meeting. Often in a home we have completed or one we have under construction. This first meeting is like a first date – how do we get along? Building a home is a long process, you want to make sure you are comfortable with your builder and vice versa, the builder wants to be comfortable with the client.

Together we sign a professional agreement and secure a deposit. This gives us the opportunity to work on the design of your home (if you haven’t already done this with another firm). We also work on lot acquisitions, soils testing, engineering and budgeting.

The budget is based on actual selections NOT allowances. We do not believe in giving our clients allowances but rather taking the time before we start the build process to develop all the selections and finishes. This helps us in 2 ways:

It gives us greater control over the timeline of construction
It gives us the ability to give a very accurate budget to the client

After the design/budget phase is complete we move on to the final contract. Final contract gives both parties the confidence that this is really happening!

Next we being the permitting process. Plans are reviewed by the proper authorities and when released we begin the build

The build of your home will take anywhere from 5-7 months depending on weather and many other factors. Our goal is to make this process as quick as possible without compromising our quality.After the design/budget phase is complete we move on to the final contract. Final contract gives both parties the confidence that this is really happening!

After your home is complete and you move in, your warranty period begins. We offer our clients a 1,2,8 warranty.

1 year on all labor and materials
2 years on all mechanical systems, HVAC, Electrical and Plumbing
8 years on all structure.

Our Story

We are new home builders dedicated to providing the highest quality new homes and customer experience possible. We build every home as if it was going to be our own. We are equally as dedicated in all the remodel work we perform. Jeff got his start in the interior trim business years ago, refining his technique and working on some of the most prestigious projects in Denver. He has had the experience of building custom cabinetry, trim and doors for a number of extremely discerning clients with most of the home’s values ranging from 1 million and up. This taught him the need to be extremely careful to details in the early stages of the home building process. Having acquired his home building license after moving to Pueblo, he put that same attention to details in the work he continued to do there.

Jeff’s faith, family and dogs are the bedrock for his life and values. You may find him and his family camping on the weekend in some of our beautiful state parks, or just enjoying time with his 4 boys smoking meat or making home made pizzas! Sonja began her career as an office manager responsible for payroll and accounts receivable and payable for a multi-million dollar company in Denver, CO. After retiring from this field, she decided to turn her desire for helping others to Real Estate. She is now the managing broker of JS Homes Real Estate. With access to both the Denver and Pike’s Peak MLS she is able to help all our clients in land and home purchases as well as contract negotiation. She is gifted at understanding and listening to her clients’ needs. She is integral in marketing JS Homes Inc products. Sonja works side by side with Jeff in the design and creation of all our new homes. Gifted with an ability to be aware of today’s changing trends, she is constantly looking for ways to modernize and bring JS Homes Inc real estate current with market trends.Along with Jeff, her faith and family (and dogs!) are the driving desires in her life. They spend a lot of time together and she has been known to enjoy the occasional cocktail, and if you come around on a summer evening, she will make one for you too!
